Should you buy a Pre-Owned House, or a New or Newer House ?

There are a number of pros and cons for both. Listed below are some of the differences. You can decide if they are pro or con.

NEW OR NEWER HOME

• Nobody has lived there before.
• A new home has a nice, clean fresh scent.
• Style and upgrades are modern.
• Neighborhood looks clean
• Everything is new. Nothing needs to be fixed.
• Lot is small.
• Neighbor's house is only about 15 feet away.
• Homeowners Association tells you what you can and cannot do on and to your property.
• Most don't allow RV parking anywhere.
• No street parking?
• Gardeners take care of all landscaping.
• Standard new house often needs upgrades.
• Upgrades can be expensive.
• Small backyard.
• Neighborhood pool, spa, tennis courts, clubhouse.
• New houses tend to have higher resale value.
• Some new areas are subject to Mello-Roos taxes.
• Your lot needs to be landscaped when you move in (new home) = $$
• Nearly all the houses in the neighborhood look the same.
• All the houses in the neighborhood are painted the same color.

PRE-OWNED HOME

• Older neighborhoods often have a special atmosphere and charm unique to their location.
• Generally have larger lots than newer homes
• Usually offer better privacy
• No Homeowners Association rules and regulations.
• No Mello-Roos taxes.
• RV parking allowed.
• Street parking is allowed.
• Aging equipment (air conditioner, water heater, roof, etc.) may be at the end of their life and may need to be repaired or replaced.
• Quality of construction materials and workmanship is sometimes better with older homes.
• Style of home may need to be upgraded.
• More maintenance needed.
• You can paint your house and trim the color you want.
• You can plant the garden flowers you want.
• Older neighborhoods usually have mature trees, shrubbery and other greenery.

Pre-owned homes
in the more traditional older neighborhoods that are not governed by a Homeowners Association, offer the homeowner the freedom to landscape their property as they wish. The only restrictions you have are the zoning laws, building codes, and your imagination.

Newer streets and curb, well kept landscapes and no street parking offer the homeowner a nice, clean neighborhood look and feel.
